Most breakdowns are avoidable and are often due to poor maintenance.
Common issues include:
Water leaking from unit this is usually due to a failed condensate pump, this can be easily repaired or replaced
Bad smells can be due to a build up of bacteria on the cooling coils. The engineer can use special chemicals to clean the coils
Noisy unit if either the outside or inside unit is noisier than usual the fan motor or condensate pump may need replacing to avoid further damage
Not cooling or not heating there may be a gas leak, an engineer will check for any leaks on the pipework, repair, remove moisture and air from the system before topping up with refrigerants
No power check the out door electrical insulator (normally next to the outdoor unit) make sure it is switched on, next check the fuse board to see if it has tripped. If both seem fine get an engineer to take a look
